Case Study: Assisting a Bradford Homeowner with a Property in Disrepair Discount for Council Tax Exemption
At Rotorgraph Surveys Ltd, we recently helped a homeowner in Bradford who purchased a property at auction. The house was uninhabitable, and she needed to apply for the Property in Disrepair Discount (formerly Class A) with Bradford Council. To support her application, she required a detailed property survey proving that the dwelling was undergoing major structural repair work.
Our team conducted an in-depth Survey, capturing high-resolution drone imagery and a 360° virtual tour & High Resolution Images to document the extent of the structural disrepair.
- Any alteration involving the rebuilding or demolition of the whole or part of an external or internal loadbearing wall (including chimney breasts and chimney stacks)
- Replacing, or alteration of, any roof timbers
- Replacing, or turning, of all or a substantial amount of roof slates/tiles
- Replacing any door or window lintel
- Replacing any floor joists
- Replacing floorboards or stone flags or re-concreting in whole or substantial part of one or more rooms
- Replacing or moving whole or substantial part of staircase
With our comprehensive survey report, the homeowner will be able successfully apply for a 100% Council Tax discount for one month under the Property in Disrepair Discount, avoiding empty home premiums during this period. A 0% discount can be applied for a further 11 months. This means the full Council Tax charge will be payable, but the charge will not be subject to empty premiums for this period.
If you’ve purchased a property that is unoccupied and undergoing major structural repairs, our Chartered Surveyors can provide the detailed assessments, high-resolution imagery, and professional reports required to support your Council Tax exemption application with Bradford Council.
